An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A (Agriculture) to Zone B-2 (General Business) affecting property located on
the northeast right-of-way line of Benchmark Drive,a distance of 253.7 feet,more or
less,east of Flowing Wells Road to a point;and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone B-2 (General Business)as follows:
Beginning at a point located on the northeast right-of-way line of Benchmark Drive,
a distance of 253.7 feet,more or less, east of Flowing Wells Road to a point; thence,
in an easterly direction a distance of 131 feet,more or less,to a point;thence,north a
distance of 287.82 feet to a point; thence, in an easterly direction a distance of 11.8
feet,more or less,to a point;thence, in a southeasterly direction a distance of 70 feet,
more or less,to a point;thence,in a southeasterly direction a distance of 65 feet,more
or less,to a point; thence, in a northerly direction a distance of 12 feet, more or less,
to a point; thence, in a southeasterly direction a distance of 127 feet, more or less,to
a point; thence, in a slight northeasterly direction a distance of 84 feet, more or less,
to a point;thence,in southerly direction a distance of 124 feet,more or less,to a point;
thence,in slight southwesterly direction a distance of 157 feet,more or less,to a point;
thence,in a northwesterly direction a distance of 419 feet,more or less,to the point of
beginning.This property contains 1.99 acres and is known as 3711 Benchmark Drive.

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. The conceptual plan provided is for zoning review purposes only. Issuance of
development permits shall be contingent upon submission of plans meeting all
applicable development standards.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
