An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-2 (Two-family Residential) to Zone R-3B (Multiple-Family Residential) affecting property located on the northeast right-of-way line of Clark Street, 150 feet, more or less, southeast of Wood Street; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-2(Two- family Residential)to Zone R-3B(Multiple-Family Residential) as follows: Beginning at a point located on the northeast right-of-way line of Clark Street, 150 feet, more or less, southeast of Wood Street; thence, in a northeasterly direction a distance of 144 feet,more or less,to a point located on the southwest right-of-way line of Taylor's Lane;thence in a southeasterly direction along the southwest right-of-way line of Taylors Lane a distance of 50 feet, more or less, to a point; thence, in southwesterly direction 144 feet,more or less,to a point located on the northeast right- of way line of Clark Street; thence, in a northwesterly direction along the northeast right-of-way line of Clark Street a distance of 50 feet, more or less, to the point of beginning. This property contains .17 acres and is known as 2059 Clark Street. Tax Map 027-3-044-00-0 Z-18-61 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. Limit the number of allowed clients to 9 residents upon completion of 400 sf rear addition. 2. All setback and lot coverage requirements set in the Augusta Zoning Ordinance Section 17 (R-3B zone)be met. 3. Maintain the existing living rooms as is in order to keep high quality of living for residents. 4. The applicant must provide four (4) improved on-site parking spots in the rear; surface material to be approved by Augusta Engineering Dept. 5. The applicant must maintain all local and state business licenses. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
